Urban Village feel of West District appeals to all ages

Growing on the ever-popular west side of Calgary is the city’s newest urban village, West District from Truman.

“West District is the last master-planned community inside Stoney Trail, which makes it an amazing opportunity for growth and value. Located between 77th and 85th Street Southwest on the south side of Old Banff Coach Road, West District will feature several hundred thousand square feet of retail and commercial space, while keenly focusing on pedestrian orientation with 120-foot distances between buildings and 20-foot sidewalks that include Canada’s only raised and integrated bike paths,” says Tony Trutina, COO at Truman. “In the centre of the community is a nine-acre central park, which will feature an outdoor amphitheatre, ice skating in the winter, summertime farmers’ markets with art, music, food and community festivals, all programmed by Truman’s marketing team. We are more than happy to accommodate and have fully customized several homes in our Gateway building ranging from kitchen and bedroom layout changes all the way up to a combination of two large penthouses suites to create a mega suite over 3,500 square feet, which sold for well over $2 million,” says Trutina. “It is an exciting process for us and our customers and allows our customers an opportunity to express their desires without limitation, which is not normally something achievable with concrete construction on very large-scale condominium projects.”

Each building has its own character, says Trutina.

“The approach to West District is to keep all buildings as unique as possible. When compared to other communities, many product types seem to blend together, resulting in the over saturation of the area and hinders growth and value for early adopters of the vision,” he says. “By minimizing the cross competition of future projects in terms of size, layout and target demographic, Truman is able to create niche markets within the district that won’t compete with future products in pre-sale or re-sale within the community. With the wide-ranging product types and building uses, as well as a wide array of price points, our customers will be able to live and age in-place regardless of what stage of life they are in.”

“It’s in close proximity to downtown, the mountains are literally only one stoplight away, future infrastructure such as the ring road, Radio Park and commercial tenant and services are all components that add value to our purchasers,” says Trutina. “So far, there is F45 Fitness, Fork & Salad, Blanco and Una Pizza, Beauty Garden, Massage Experts, and we are very close to announcing an exciting coffee/bistro shop and innovative high-intensity fitness group for the balance of the retail space,” says Trutina. “Many of the commercial tenants are now open and three more tenants have started adding fixtures to their spaces in anticipation of opening. By the late spring, we anticipate having all retailers/services open for business.”
